Villa Halara Terms & Conditions

General

This is a binding contract between the property owner, Vikki Stace and the villa guest. The property owner is also referred to as "we" and "us".
The villa guest is the person who signs the booking form. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The villa guest is also referred to as "you".
The property referred to is Villa Halara, 29191 Mega Aloni, Zakynthos, Greece.

Bookings

A booking deposit of 25% of the rental price is payable within 48 hours of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system. The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice. The booking deposit is non-refundable.

Payment of the deposit confirms that you agree that the accommodation terms have been brought to your attention and that you agree to be bound by them.
The balance of the rental charge is payable not less than 12 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the villa guest. Please be sure to note the due dates of these payments.
Bookings made less than 12 weeks prior to the arrival date must be paid in full at the time of booking.

Cancellation by the Villa Guest

Cancellation of the booking by the villa guest should be made in writing via email to vikkistace@gmail.com.

Should you have to cancel your booking, you will be entitled to a refund according to the following scale:

1.     More than 12 weeks before your arrival: 75% of the total accommodation price (all except the deposit) will be refunded.

2.     Between 12 – 8 weeks before your arrival where the full balance has been paid: 50% of the total accommodation price.

3.     Between 8 – 4 weeks before your arrival where the full balance has been paid: 25% of the total accommodation price.

4.     Less than 4 weeks before your arrival where the full balance has been paid: no refund will be given.

In the event of a cancellation under conditions 2, 3 and 4 above, we will attempt to relet the property and if successful, a discretionary refund may be made. However, we strongly recommend you take out holiday cancellation insurance.

Cancellation by the Property Owner 

In the unlikely event the stated property becomes not available for some reason, and the property owner has to cancel the booking, the property owner will endeavour to find the villa guest suitable alternative accommodation. If suitable alternative accommodation cannot be found, the villa guest shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Miscellaneous

Please Note:

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made, and some things do change. The villa guest accepts that no refunds are available for such discrepancies.
You acknowledge that cleaners, maintenance personnel, pool cleaners, gardener, water deliveries and persons viewing the property may access the property during your stay to carry out their duties.  We will endeavour to keep any disruption to an absolute minimum.
The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is unlikely to be capable of taking charge of the property.
The property owner (or their representative) reserves the right to ask the villa guest and their party to leave the property, without refund, should the behaviour of the villa guest and/or their party be considered by the property owner to be unreasonable.

No fires are to be lit anywhere in the grounds other than in the barbeque or Greek oven. No smoking is allowed inside the property.

Number of Guests

The maximum number of people entitled to stay at this property is 12 and to comply with local Greek law, only those people named on the booking form are entitled to stay. The villa guest and his/her party will not exceed the maximum occupancy unless we have agreed otherwise in writing beforehand. If your party exceeds the maximum occupancy, then we reserve the right to charge you 15% of the rental price for each additional guest.  

If it is found that more people than agreed are using the property, this will be considered a breach of contract and the villa guest and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited.

Arrival and Departure Time

The property will be available from 16:00 on the day of arrival. The property must be vacated by 10:00 on the day of departure so that the property can be made ready for the next guests. Late departure without prior agreement with the property owner may result in an additional charge being made. Information about keys and how to collect them will be provided once full payment has been received, along with all the house information and directions.

Liability

The property owner takes no responsibility for the personal possessions of the villa guest or the villa guest's party. Vehicles and possessions are left entirely at the risk of the villa guest.

The property has a swimming pool set away from the house.  The property owner takes no responsibility for any accident or fatality in relation to this area, or within the grounds or house. Children must be supervised at all times in all areas of the property.

The property owner does not have any liability to the villa guest or his/her party, or to guests invited to the property for any loss/damage/destruction of personal possessions or any personal injury or death.

The villa guest and his/her party are strongly advised to take out travel insurance covering accident, illness and repatriation.

Cleaning

The property is a much-cherished family home: we would like to think the villa guest and his/her party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner reserves the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

Breakages & Removal of Items

The villa guest should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure and noted in the ‘breakages book’.

The property owner accepts and understands that accidents happen and will not make any claim for minor damage or breakages (plates/glasses etc.) under EURO 50. However, the villa guest acknowledges that you are responsible for any damage caused to the property during the rental. If some more major damage or breakage occurs, this will be recorded by the housekeeper after the departure of the villa guest and his/her party, and we will advise you with photographs as soon as possible. We will endeavour to agree a fair resolution and financial settlement with the villa guest.

Please note in 20 years of entertaining villa guests we have never had any issue with damage to the property, and trusts that our guests behave with integrity in this regard. For this reason, we do not take a breakages deposit in advance, unlike most other house owners.

Guests may not remove or move items of furniture, cutlery, glass wear or crockery from the property. Items in the house must remain in the house and those in the pool house must remain in the pool house.

Complaints

Every endeavour is made to ensure your stay at the property is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the villa guest to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation.

This particularly refers to any complaints which arise during your stay at the property.  Any such complaint must be communicated to the property owner (or their representative) immediately it becomes apparent, and we will do our best to put it right.  Unless this procedure is followed, no subsequent claim will be entertained.
